The minimum down payment depends on the purchase price. For homes under $500,000, the minimum is 5%. For homes between $500,000 and $999,999, it's 5% on the first $500,000 and 10% on the remainder. Homes priced at $1,000,000 or more require a minimum of 20%. First-time buyers can also access programs like the First Home Savings Account (FHSA) and the RRSP Home Buyers' Plan. Every buyer is different, but most of our clients go from initial consultation to accepted offer within 2–6 weeks. The closing period (from accepted offer to possession) is typically 30–90 days, as negotiated. On average, our buyers view 8–12 homes before making an offer. We'll set realistic timelines based on your specific goals, urgency, and the current market conditions in your target area.

We strongly recommend it. A mortgage pre-approval locks in an interest rate for 90–120 days, gives you a firm budget to shop within, and significantly strengthens your offer when competing — which is common in the GTA. In a multiple-offer scenario, sellers and their agents take pre-approved buyers far more seriously. We can refer you to trusted mortgage brokers who will walk you through the process quickly and at no charge.

Buyers should budget approximately 1.5–4% of the purchase price for closing costs, which typically include: Ontario Land Transfer Tax (and Toronto Land Transfer Tax if buying in the city), legal fees and disbursements ($1,500–$2,500), title insurance (~$300), home inspection ($400–$600), and any applicable mortgage insurance premiums. First-time buyers are eligible for a Land Transfer Tax rebate of up to $4,000 in Ontario. We'll give you a detailed cost estimate specific to your purchase at our first meeting.
