Seaton is Ontario's largest active greenfield master-planned community, being built out in phases near Highway 407 with new-urbanism-influenced street design. It represents the newest and fastest-growing segment of Pickering's housing supply.

Bay Ridges sits along Frenchman's Bay with direct marina access, while Amberlea is one of Pickering's more established 1970s-era neighbourhoods, offering mature trees and larger lots than the newer developments further north.
